Buckhead is more vibrant than ever. Here are the data to prove it.

To walk the streets of Buckhead—to feel the quickened pulse of families, businesses, schools, art and entertainment—is to understand implicitly that we’re back.

But it’s not simply that Buckhead has regained a pre-pandemic equilibrium. It’s that we’re growing faster and skewing younger and more diverse than ever before. Like the frog seated in a slowly warming pot of water, those who’ve called Buckhead home for decades have almost become inoculated to the amazing, constant growth that unfolded around us.

That’s why I was so interested to review raw data from the Atlanta Regional Commission, the intergovernmental coordination agency for the 11-county metropolitan area.

Here are the top lines:

Population

The 2022 population in Buckhead was 107,839. In 2000, the population was 71,818; in 2010, it had grown to 83,556. By 2027, economists expect the population to rise to 111,702. Between 2010 and 2020, Buckhead’s population grew at a compound annual growth rate of 2.2%, while the rest of Atlanta grew at a rate of 1.4%.

And because of the enormous business community we’ve cultivated, the daytime population swells each weekday morning by another 72,000.

Race

  • 68% White non-Hispanic
  • 13.74% Black
  • 6.79% Asian
  • 6.85% Hispanic
  • 4.61% Other

Between 2010 and 2022, the white non-Hispanic population in Buckhead increased by 29%, while the Black non-Hispanic population increased by 66%.

Age

Millennials are the largest population group in Buckhead today.

The median age for Buckhead residents today is 38.6. Residents aged 65 and over account for roughly 18 percent, while those under 30 represent 34 percent.

Income/Poverty

Buckhead’s 2022 average household income was $190,738, with a per capita income of $100,286, an amount significantly greater than the remainder of Atlanta, Fulton County, and the region.

Those living below the poverty line are 8.17% of the population, far less than the rest of the city and region.

Housing

Today, owner-occupied housing units represent 51% of total housing. Renter-occupied housing units are 49%. 11% of the housing units are vacant. The average home value in Buckhead is $722,907. Sixty-seven percent of the housing units are $500,000 or more.

Education

  • 1% report no high school diploma
  • 5% are high school graduates only
  • 11% report having attended some college
  • 82% have bachelor’s degree or higher

Although this information is not surprising, it is nevertheless remarkable.

Buckhead remains one of the best communities in the United States for residents, visitors, and businesses. However, we are not the same community we were just 10 years ago. We must not only accept the change that is taking place but embrace it.

A younger and more diverse Buckhead will give us the creativity, energy, and vibrancy to evolve and adapt with time and ensure that Buckhead will remain the special place that it is.
